I honestly can't imagine what Theory was trying to accomplish with these pants. The style is cute and modern, but the fabric is THE WORST! It reminds me of all those polyester "slacks" that a previous generation of grandfathers wore like a uniform their entire lives, and then donated to Goodwill to never be sold. If that wasn't bad enough, the "paper bag" waist only works if the belt cinches tight and the fly stays buttoned, neither of which were true. *I felt so unattractive in these pants that I almost left this review without a photo, but thought that maybe some of you wouldn't have believed how awful they looked on me.

Love these pants - wore them to a conference and for TONS of compliments! A little heavier material but incredibly comfortable. Two levels of belt loops to ensure the pants fall at the right place, would suggest wearing with a fairly fitted top. Also they are long enough for tall girls like me - almost 6 foot! Would suggest sizing down for petite ladies.

The high, loose waist was perfect. It hid all of my lower tummy fat. They were snug around the hips.

Look good when standing but too unflattering when sitting. Returned without wearing. Pockets stick way out when sitting...and the front fly area bunches and sticks out too. No stretch so these pants are not good for bending or sitting. Thick shiny material. Hang nicely if you stand and don't move around too much.

I really like these pants. Very well made. Love the fabric. Love the color. Everything about them are so great. They fit well everywhere else except I have very long legs and a shirt torso. So it makes my waist higher than most "high waist" inseams go up to. The tie is below my natural waist and so they aren't a perfect fit. Other than that I think they're amazing.

Great fit wonderful material. Will rent again.

Good looking high quality pant, as you'd expect from theory. I loved the cut. They were quite snug through the hips and made sitting at a meeting for much of the day somewhat uncomfortable.

I got these pants to wear to a work meeting and I was looking for a loser fit, since I am in my second trimester. The mid-rise nature made these pants perfect! It covered my belly, didn't make me look pregnant, and they were comfortable! Paired great with a fitted tank and a blazer. Also received tons of complements from my teammates on the pants!.

Loved these pants! This was a second time rental for me and I get compliments every time. They can be a little long but that is coming from someone who is 5'2. I wore them with heels and they were a great length.

These pants are great for a work event or a night out! They are tight, so I recommend that curvier women size up. The fabric has no stretch. Pair this with a simple blouse and a statement necklace and you're ready to go to work!

Awesome! Elegant and classy. Not long which means that they can be worn with flats or heels. Could be dressed up or down. Great piece for work/going out.

Super flattering pants if you are hiding a little belly. These were the perfect pants after just having a baby a few months ago cause overall I'm back to my pre baby body but with still the small belly. These are high waisted and hide any mid section problem area. The material is lux and it comes with a small fabric tie belt. I did not have a problem with the length even though I'm only 5'2.

they definitely are more high waisted than i thought, but they were cute and i would wear them again to a work event. Also, the pants have a little more shin than i thought - definitely not a matte finish.

I wore these pants to work and a work gathering afterwards. Received a ton of compliments but did not feel my best in them - the hips seemed tight while the waist/legs were big.

These pants were really cute and had my size been available, I probably would have loved them but at the time, my usual size (size 10) was not available, so I sized up; that was a mistake because they were simply too big and thus, not flattering. But I will definitely give them another shot next time my size is available!

I really liked these pants and know that this style is trending at the moment. However, I struggled to find a shirt to wear with these pants. I ultimately went with a short sleeved, white shirt but was not thrilled with the results.

Had to order these pants in a size 2 instead of my usual 0 and they were honestly massive, especially inseam length. I suspect even the 0 would have been baggy. Luckily the cinch tie waist lets you adjust the fit, and they looked okay turned up once at the cuffs over booties. Fabric is just the right weight, smooth and almost grosgrain textured without being at all cheap or shiny.

These pants looked so cute, but ended up drowning me! The pant is navy, which if it was noted, I didn't pay attention to! I would try these again, only 2 sizes smaller!

Rented for work but there is no stretch in the material so definitely couldn't wear sitting at a desk all day. The top didn't flair out as it does in the photo and the legs don't seem tapered, more straight legged. Just weren't the right fit for me!

I wore it to meet my boyfriends' grandparents. The waist was really loose and the belt wouldn't stay. It was a bit disappointing.

I tried these on but the fabric is not very giving. It pulled across the tops of my legs. It's a shame because the shape while you are standing, but not great for sitting.

These pants were a little right across my thigh/hip area (you could see they were pulling) and they were a little big in the waist. These pants would be best for someone with a "straight" frame. They are also very long. I am 5'7" and they were a full length pant on me. Thick material and cute waist. Be careful to make sure the belt is on the "right" side. RTR put one of their tags on the belt so if it flips over or you put it on the wrong side you will have a bar code showing on your belt. Cute pants but my frame was not the ideal for them.

I loved these pants online but the size 2 were way too big for me. Usually pants fit tight in my thighs, but these were almost falling off. I may rent again in a smaller size.

These pants are incredibly well constructed (as I find all Theory items to be), but these did not work for me. They fit perfectly in my waist, thighs, and were the right length. Unfortunately the hips were too tight so I did not get to wear them. I do love them, so I may try the next size up!

The pants are great but size up. I am between a 4 and a 6 and I couldn't zip up the 6. This would get 5 stars if the size worked out

I'm usually an 8 or 10 but knowing Theory, I sized up to be safe...the 12 was SO tight and unflattering around my hips/butt. The waist was way too big, and the overall fit was strange. I really wanted to love these pants! I will say the length was great - I'm 5'11" and had no problems there.

These pants appear to be high quality but they were way too small on me. I'd recommend going up two sizes.

I thought these pants looked so cute on the model, but they just did not fit the same on me. If you have any sort of booty and thighs, these are going to be tough. I am an hourglass shape and lean towards athletic, so I'm used to pants being tricky. But these didn't fit even when I sized up.

The garment did not fit well and I never wore it.
